The site is a mixed-use development with commercial storefront at the street level and residential condomiumns from 3rd floor and above. Situated in a historical neighborhood adjacent to Jingmei river in the southern part of Taipei city, where a very important historical irrigation canal system that provided the eastern part of Taipei city irrigation during the Qing dynasty and Japanese colonial period known as Liugongjun goes through. The richness of local history inspired the designer to incorporate these aspects into the common spaces.

In the past, the Jingmei river ferry duck connected the adjacent old street and created a vibrant commercial neighborhood. The arched storefront corridors are one of the period commercial architectural characters during the Japanese period. The recurrent arched doors on the first floor and 2nd floor are the reminder of local history. The focal point after exiting the elevator hall is a round window with butterfly sculpture which represents a period Oeil-de-boeuf window style with blessing and good luck, because the pronunciation of butterfly is similar to luck.

The entire 2nd floor is a common area separated into different sections. The designer takes the concept of water flow to create a flow like circulation. The curved lines of the ceiling with a hidden lighting system mimic the lines of water waves. Ripples-looked stainless steel corrugated wall panels at the focal point of the elevator hall reflect the image of flowing water. The basement parking area with unaligned light fixtures also gives the space a sense of flowing rhythm.

The white marble effect ceramic wall tiles throughout all floors not only for the concept of water flow but also to save energy consumption by requiring less interior lighting, and the locally designed and produced tiles on all the floorings and walls to reduce the carbon footprint. With environmental sustainability in mind, history can flow for a longer time.
