Core Concept and Inspirations
The Colliers Warsaw headquarters embodies the “Newffice” concept — a forward-thinking approach that integrates space design (Bricks), technology (Bytes), and work culture (Behaviours), all with sustainability in mind. The evolving nature of work was the main inspiration, which is why the design emphasises flexibility and interpersonal relationships. The workplace was also designed to serve as a showcase for the latest materials, technologies, and design solutions for clients.
Strengths and Unique Features
The office consists of two interconnected zones — a boutique-style client area and a dynamic employee workspace. They replace traditional layouts with flexible environments for collaboration, focus, and social interaction. The central multifunctional space, “Bloom,” transforms throughout the day, supporting workshops and events. Technological innovations include hybrid meeting tools, intuitive space management systems, and the “Innovatorium,” an interactive showroom featuring VR and AR design simulations.
Architectural details emphasise local identity, such as an eye-catching, handmade ceramic installation in the kitchen. Equal emphasis was placed on employee well-being and sustainable development. This approach is reflected in the extensive use of greenery (ensuring that every employee is no more than 10 metres away from a plant), the reuse of furniture from the previous location, the use of low-carbon materials, and the application of WELL principles to lighting, acoustics, and air quality.

“Newffice” is revolutionising workplace design by combining hybrid functionality with environmental responsibility. Smart lighting, acoustic comfort and advanced air purification improve well-being, while height-adjustable desks and accessible kitchens ensure usability for all.
It's more than just an office: it's a benchmark for future-oriented, people-focused and sustainable design.
