The project explores how a contemporary mixed-use building can operate as a small urban ecosystem rather than a single object. Located on a prominent corner plot with three street frontages in Burgas, the complex is conceived as a composition of distinct volumes organized around a protected inner courtyard. Instead of a monolithic block, the program is divided into six sections — residential, offices, hotel, apart-hotel and retail — each with its own entrance, scale and architectural character. This fragmentation reduces perceived mass, improves orientation, and allows the building to relate naturally to different urban conditions.

The main idea was to create an active perimeter and a calm interior. Commercial functions activate the surrounding streets while the southern courtyard forms a quiet micro-climate for residents and visitors. The architecture expresses function: façade ribs change rhythm where program changes, creating a readable building without relying on signage.

Materiality balances durability and lightness. Lightweight clinker brick cladding provides texture and longevity, while ventilated façade panels emphasize vertical articulation. High-performance aluminium glazing and low-emission glass maximize daylight and energy efficiency.

Sustainability is addressed through passive measures: optimized orientation, deep façade articulation for solar control, green roof surfaces, and extensive bicycle infrastructure. Parking is hidden underground to prioritize pedestrians and landscape.

Rather than an isolated development, the complex aims to behave as an urban mediator — integrating living, working and visiting into a coherent spatial experience that remains active throughout the day and year.
