This office renovation project seeks to breathe new life into an aging space, guided by the core design principles of “functionality first, health and comfort, and resource reuse.” Strategically focusing on an underutilized area beneath an old sports stadium grandstand—which has remained dormant for over forty years—this initiative transforms it into a sustainable and vibrant modern workplace. To achieve this transformation, the design meticulously addresses existing structural deficiencies and limitations. In doing so, it incorporates multiple layers of waterproofing, insulation, and advanced ventilation measures. As a result, these enhancements not only resolve inherent issues but also elevate the space into a high-performance office environment that promotes well-being and productivity. Through these thoughtful interventions, the project showcases the potential of resource repurposing, ultimately creating a workspace that is both functional and inspirational.
The space was initially situated beneath tiered bleachers, a design that inherently led to insufficient natural light and limited ventilation. Given that the existing structures and window openings were fixed, implementing conventional improvements posed significant challenges. To address these issues, the design team first tackled the persistent leaks by employing a meticulous three-step process on the ceiling slab. They began by installing drip edges to channel water away, then applied foam sealing to create a watertight barrier, and finally covered the entire area with durable metal panels to ensure long-lasting protection. In tandem with these enhancements, the floor was raised to accommodate essential piping and waterproofing measures. Moreover, additional drainage channels were strategically integrated into the corridors to prevent water accumulation, enhancing the space’s overall functionality.
